Tax Title Sales


Tax title parcels are foreclosure parcels that did not sell at the foreclosure sale and therefore, became tax title parcels in the county's name.

Typically, to apply to have one of these parcels put up for auction requires a $400.00 application fee. This fee will apply to the sale price and costs if the applicant is the successful bidder at the auction. If another party wins the bid, then the amount is refunded to the applicant. If no sale results, the advertising costs will be deducted from the application and the balance refunded to the applicant.

Any sale initiated by the County will not require a $400.00 application fee. However, deposits will be required in order to place bids on the properties sold through electronic media.

On Tuesday, June 22, 2021 we presented a list that includes 9 new properties to be approved for sale on-line. There will be two properties sold together, for a total of 8 listings. We will also be selling 5 properties from previous 2020 auctions that did not sell or were forfeited.

Notice for hearing, for the BOCC to make a determination on the authorization for sale, will be held in the Commissioner's meeting room on July 6, 2021 at 10:00am. Notice of hearing will be published on Friday, June 25, 2021 and Thursday, July 1, 2021 in the Peninsula Daily News. A copy of the Notice is linked below.

Publication

If the authorization for sale is complete by the Commissioner's on July 6, 2021, we will publish the properties scheduled for sale in accordance with State law which is 2 consecutive weeks of notice through local publication. We are planning to publish in the Peninsula Daily News on Thursday, July 8, 2021 and Sunday, July 11, 2021.

The properties will be VIEWABLE ONLY, until after publication. You will NOT be able to place any bids until the Sale officially opens on July 16 (10:00am) and closing July 26 (12:00pm).

FEES

The Auction agency charges an 8% premium to the winning bidder. The County will charge an additional $300 in closing costs. Closing costs are itemized as follows: $5 Deed Preparation $10 Real Estate Excise Tax Processing $204.50 Auditor Recording Fee and $80.50 Publication Costs.
