PURPOSE: The purpose of the Sequim Mixed Use II [S(MU)] zone is to establish areas that allow larger light manufacturing businesses, light and medium agricultural processing uses, campus style business parks and office facilities, tourist-related and neighborhood commercial uses as part of a mixed-use planned development, or those commercial uses related to the light and medium manufacturing or office use, all within the Sequim UGA. The S(MU) is also intended to provide for enterprises that do not fit neatly under either the light manufacturing or commercial designations and to provide a receiving area for mixed-use planned development, larger regional retail uses, and other uses that are not easily accommodated in existing zoning designations.

---------------------- STANDARDS ----------------------

    • Minimum Lot Size: 10,000 sq. ft. (duplex & multi-family - 6,000 sq. ft. + 2,000 sq. ft per addl. unit)
    • Minimum Lot Width: 100 feet (50 feet for duplex and multi-family developments)
    • Setbacks:
      • Front yard - 20 feet when abutting a local access road

30 feet when abutting a collector road (25 feet for duplex & multi-family developments)

50 feet when abutting an arterial (30 feet for duplex & multi-family developments)

    • Side yard - 5 feet from property line (10 feet for duplex multi-family developments)
    • Rear yard - 10 feet from property line (20 feet for duplex & multi-family developments)
    • Maximum Lot Coverage: 45% (50% for duplex & multi-family developments)
    • Maximum Height: 35 feet.

NOTE: New development proposals within the Sequim Urban Growth Area are subject to urban development standards specified under C.C.C. 33.19.060, as applicable. Infrastructure improvements may be required as a condition of development permit approval. Please consult the Planning Division for further details.
