Agricultural Retention (AR)

PURPOSE: The purpose of the Agricultural Retention (AR) zone is to maintain and enhance the agricultural resource industry of Clallam County through conservation of roductive agricultural lands and discouragement of incompatible and uses within the AR zone.

NOTE: This zoning district establishes special development provisions and incentives for clustering residential developments on 25% or less of the original contiguous ownership. These provisions include density bonuses for reconfiguring existing five-acre parcels into agricultural retention developments. Also included are special incentives for transferring development rights from existing parcels in compensation for the preservation of viable agricultural land.

The following standards apply to routine development proposals on existing parcels within the Agricultural Retention (AR) zoning district. For development standards, options and incentives relating to agricultural retention developments and clustering, please consult the Planning Division for details.

50 feet from the right-of-way centerline of an arterial road

45 feet from the right-of-way centerline of a local access street

Side: 10 feet from the property line

40 feet from the right-of-way centerline of a side street

Rear: 15 feet from the property line

40 feet from the right-of-way centerline of a rear street
